Property Inspector Processes

BEFORE LEAVING FOR THE DAY CHECK THE FOLLOWING:

  1. LBX
  2. 3 sets of keys
  3. Orange stickers
  4. Get Date Resident Moved In
  5. Get Amount Spent on Prior Painting, Cleaning & Misc

MOVE IN INSPECTION CHECKLIST:

  1. When arriving at the property hand the residents a business card.
  2. Explain that we did 180 point inspection in writing prior to move in.
  3. Explain we did a detailed video.
  4. If they have a list you will put everything on move in list. (Don’t take their list)
  5. Hand them the $50 and under list of repairs they can do. (Tape to inside of Kitchen cabinet)
  6. Hand them Emergency hand out. (Tape to inside kitchen cabinet)
  7. Ask them to walk property from left to right with you.
  8. Have them initial and sign move in inspection on tablet
  9. Get their latest email
  10. Get their latest cell phone number and house number.
  11. Tell them any work order will be done within 5-14 days.
  12. Take down “For Rent Sign”
  13. Take Lock box off front door.
  14. Issue any work orders -In the field
  15. Save in Resident File Cabinet in M1 - In the field

BACK AT THE OFFICE:

  1. Put keys from lock box in an envelope with date, property address and your initials.
  2. File keys in key cabinet.

ANNUAL INSPECTION:

  1. Hand them a business card.
  2. Hand them the $50 and under list of repairs. (tape to inside of kitchen cabinet)
  3. Hand them emergency hand out. (tape to inside of kitchen cabinet)
  4. Ask them to walk property from left to right with you.
  5. Look under all sinks for moisture.
  6. Check all smoke detectors
  7. Check water heater for straps.
  8. Check self-closure on fire door.
  9. Be detailed in all rooms. Take pictures of all rooms
  10. Take pictures of front yard and back yard.
  11. Issue any work orders -In the field
  12. Finish annual report in your vehicle on your laptop at the property
  13. Contact your manager it’s ready for proof
  14. Mail or email report to owner depending on company policy

 EXTERIOR INSPECTIONS:

  1. Be sure grass is cut and green
  2. Be sure flowerbeds are weeded and bushed trimmed.
  3. Check driveway for oil stains.
  4. All trash cans should be in backyard out of sight.
  5. Basketball hoop if not being used should be on side of house.
  6. Be sure all fencing looks good and not half way down.
  7. Check for multiple cars in driveway and parked in front of house.
  8. Check for overall cleanliness.
  9. If all of the above look bad, take a picture of same and backyard.
  10. If the yard looks bad and the house blinds are bent and drapes not hung properly you know the inside must be a mess. We may want to post a 24 hour notice to do an interior inspection.
  11. Serve a warning if needed
  12. Serve a violation notice if needed
