In addition to taking all leasing calls you are responsible to route all other incoming calls in an effective manner and take clear messages as required.  You will be required to perform general miscellaneous duties when necessary.  From time to time, there may be special projects that need your assistance to be completed in a timely manner.  

Being part of a team requires a contribution for the overall good.  This means that you must contribute by performing your primary responsibilities in a manner that you can be both proud of and that meets your pre-set goals.   It is expected that whenever able, you are willing to offer assistance to any team member that needs it.

Leasing Job Description

Duties

  1. Take/field leasing calls
  2. Sit with walk in leasing prospects
  3. Pre-qualify leasing prospects
  4. Log calls, showings, applications into M1 (PRI-Prospective Resident Inquiry, ILR-Internal Leasing Report, Application Dashboard)
  5. Schedule appointments with prospective residents to view properties in the field- Rently and Resident Showings
  6. Check out keys to prospective residents- following appropriate procedures
  7. Take applications and follow up to secure all documents and fees necessary
  8. Run credit, call on verifications and qualify applications
  9. Perform the Holding Deposit with the resident
  10. Prep the lease & move-in packet for the resident
  11. Perform the Lease presentation with the resident
  12. PRLED- Prospective Resident Ledger - (PRI Lead Calls and Follow-ups completed daily)
  13. Schedule move-in inspections for the Property Inspector with the new resident roughly 14 days after signing the lease.
  14. Issue the work order for lock changes to be done prior to resident move-in
  15. Log the prorated rent amount on the new move-ins
  16. Give a weekly leasing update to all owners of actively marketed rental properties, via phone/email
  17. Meet targets & goals for applications and renting of properties
  18. View inventory (outside/inside)- must be at 85% at all times
  19. Assist with answering the office phones
  20. Assist with taking rents
  21. Assist with greeting customers & directing traffic
  22. Ask for referrals at tenant lease sign up
  23. Place already rented signs in PI schedule
  24. Blind emails to prospective resident
  25. Advertise for Leasing - place new ads, track ads for funds, make ad changes
  26. Keep all online advertising up to date for properties up for rent (Website, MLS, Craigslist)

A. Prospective Resident Ledger - (PRI Lead Calls and Follow-ups) - daily 

B. Objections - weekly

C. Properties viewed - weekly

D. Appointment calendar - weekly

E. Advertising report - weekly
